Habiko reveals plans for 228 affordable homes in West Midlands

The partnership between the Pension Insurance Corporation, Muse and Homes England has identified a site in Solihull to build the low-carbon affordable homes.

The site will bring Habiko’s total homes to around 820 and will be its third development, following November 2025’s announcement of 590 homes in Chester and Warrington, Cheshire.

The homes, designed by architect Howells, will include a mix of one and two-bedroom flats on the edge of the town centre, close to shops, amenities and the future HS2 station.

Habiko is setting a minimum of 75% affordable homes for rent, with an overall target of up to 100% for those whose needs are not met by the market.

Affordable housing tenures will be set according to local housing demand, with discounted market rents set at a minimum of 20% below the local market rate.

The homes will also sit within the wider Holbeche Place masterplan, approved by Solihull Council earlier this month.

Muse has been working in partnership with Solihull Council since 2023 to develop the mixed-use masterplan.

The new neighbourhood will provide a mix of homes of various tenures, space for independent retailers and local amenities, as well as two new public spaces.

The homes will form one phase of the wider town centre redevelopment that hopes to engage with local stakeholders and communities in preparation for planning submission later in the spring.

Habiko aims to develop 3,000 affordable homes for rent over the next 12 years, equating to £1bn in completed value.

The partnership will become self-funding over its 12-year lifespan and aims to diversify the supply chain for future efficient housing developments.

The homes will be built across England in areas of high demand for this type of housing. They will also be close to employment opportunities and designed to help residents save money on their energy bills.
